Regular inspection and maintenance of your windows and doors are essential in ensuring they effectively withstand the extreme weather common in Saskatoon. This checklist outlines the necessary steps to assess, clean, and maintain these vital components, thereby enhancing your home’s comfort and energy efficiency throughout the year, while prolonging their functional lifespan.

Windows & Doors Maintenance Checklist

After a harsh winter, and any severe weather event, it’s important to inspect for and repair any damage to your windows and doors to ensure they’re still in top condition. Maintenance should also be done before winter arrives to ensure your home stays warm and dry during the season.

Inspect for Damage

  • Check windows and doors for cracks in the glass or frame.
  • Look for signs of water damage, moisture penetration or mould around the frame that indicate a leak or condensation build up.
  • Examine the weather stripping and caulking for deterioration, such as gaps, cracks, or peeling.

Clean Windows and Doors

  • Clean the glass surfaces on both sides with a glass cleaner.
  • Wipe down frames with a mild detergent and water to remove dirt and debris. If you using a garden hose, do so with caution, and set the nozzle to mist instead of jet. Avoid using a hose on older or wooden frames, which are susceptible to water damage.
  • Vacuum or wipe dirt and debris from the drainage channels.
  • Ensure that weep holes (small drainage holes in the bottom of window frames) are clear of debris. Use a small brush or wire to remove blockage.
  • Pour a small amount of water into the channels to remove residual debris, and test that the weep holes are working.
  • Clean and lubricate the tracks and hinges of windows and doors for smooth operation. Use silicone-based, water resistant lubricant to avoid attracting dirt and damaging rubber seals.

Window channels need to be cleaned regularly to prevent blockages in weep holes and ensure the smooth sliding operation of windows.

Repair or Replace Damaged Components

  • Repair or replace damaged weather stripping and caulking to ensure a good seal.
  • Check the threshold under doors for wear and replace if necessary to prevent drafts.
  • Fix cracked glass panes by replacing the sealed insulated glass unit (IGU) to prevent moisture and air leaks. If the frame is old or severely damaged, consider replacing the entire assembly with a newer model for better thermal efficiency.
  • Tighten or replace loose or damaged hardware, such as hinges, locks, handles.

Screen Maintenance

  • Inspect screens for tears or holes and repair or replace as needed.
  • Clean screens by gently washing them with soapy water and a soft brush.

Examine Exterior Paint or Finish

  • Check the condition of the paint or finish on your windows and doors.
  • For wood frames, repaint or refinish any areas where the paint has peeled or faded to protect it from UV and moisture.

During Winter

  • Pay attention to cold spots and drafts, as they are signs for leaks and insulation issues.
  • Remove snow buildup from around windows and doors to prevent ice damming, water damage and blocked egress.
